The Newport Beach Golf Course (“NBGC”) is an 18 hole, par 59 Executive Course located at 3100 Irvine Avenue, near the where it intersects with Mesa Drive and Bristol in Newport Beach, CA. It was built in 1975 and originally consisted of 64.3 acres, in two leases: one from the County of Orange (the “County Lease” - 32 acres) and one from a private partnership (the “Fluter Lease” – 32.375 acres, reduced to 30.8 acres currently); the Lessee on the County lease is currently the Newport Beach Golf Course, LLC (“NBGC, LLC”) and on the Fluter Lease, the Lessees are NBGC, LLC and three family groups (the “Lane/Jones Group”) who originally developed the golf course concept. In addition to the golf course itself, the facilities at NBGC include a driving range, golf shop, bar and restaurant; with the exception of the driving range, these facilities are all sublet by NBGC, LLC to private operators. For a separate lesson fee, the facility also offers private golf instruction through golf professionals who pay a fee for this privilege.
